About the Space

Orchard Hill Estate is a gem with BREATHTAKING VIEWS of OPEN SKIES and sounds of nature. Set on over 5.25 ACRES, our historic farm house is less than an hour from Manhattan. Close enough to be convenient but far enough to gaze countless stars in the darkened night sky. It offers lots of privacy inside and out. By the way, did we mention that we are PET-FRIENDLY​?

Inside our farmhouse mansion, you will enjoy old and new. The home features an intimate living room with original hand carved moldings and wide-board floors, a formal dining room with plenty of seating as well as a large event room perfect for a corporate meeting, wedding/party with an attached sunroom, and wrap-around decks. Our living room also has a BABY GRAND PIANO, which is almost as old as the house itself. Feel free to relax, and play some music.
 
Inside our home, you will also find three FIREPLACES including a Vermont Soap Stone WOOD BURNING STOVE for ambiance and extra warmth. These are great places to sit with friends and get cozy with a bottle of wine.
 
You and your guests will enjoy serenity, peace, and privacy. Our farmhouse has FOUR BALCONIES and two enclosed PORCHES. These are great for enjoying your early morning coffee while watching a breath-taking sunrise or for an evening cup of tea while watching the spectacular sunsets. This is one of our favorite parts of the house.

For those who like to COOK, our home is the perfect place for you to dine or entertain all of our friends. The kitchen is FULLY STOCKED with cookware, utensils, spices and condiments for your use, though you are certainly welcome to bring you own. Do you love to BBQ? We have two propane ​GRILLS. BBQing in the spring & summer at the pool, it is one of our favorite things to do. And if you like your BBQ year-round do not fear! Our grills are portable and can be moved them closer to the house.​

BEDROOMS:
Our 3-story home can SLEEP up to 25 adults.
There are 8 very comfortable bedrooms with plush beds and unique sleep enhancing toppers and 5 full bathrooms. Our first-floor features a WHEELCHAIR ACCESSIBLE bedroom and bathroom that is perfect for older relatives who may not be able to climb one of our four staircases leading to the bedrooms on the second and third floors. Guests love our third-floor bedrooms. Intimate and open, the bedrooms are perfect for large get-togethers, reunions, weddings and families who treasure the rare occasions to all be together.

GROUNDS:
​We have a year-round 
HOT TUB. Next to the POOL area, we have a small ORCHARD of apple, pear, peach trees. Orchard Hill has black walnut trees, hickory nut trees and Concorde grapes. When in season, we invite you to feast on whatever your heart desires. Simply walk over to the apple orchard and help yourself but do not climb the trees. Some of our fruit trees are heirloom, very old and very fragile. Next to our Orchard is our FIRE PIT. The seating was built with repurposed wood from our barn (yes, this wood is from the 1800's). 

​The front of the estate also has a lot to offer. You will enjoy walking down the steps of the front of the house to sit at our STONE FOUNTAIN. The blue stone steps are a theme throughout the property. Who knows where they will take you. 

Our home is perfect for weekend getaways, retreats, small weddings, large gatherings, intimate events and corporate events. Scroll down or click on our menu to learn more. ​

Perks for Parents

Our home is perfect for a large family, family reunions, or a trip with the grandparents. Our family room opens up into a small patio area, which is also connected to the front entrance, in case anyone has a hard time with steps! The kitchen, dining room, living room and our two covered decks are also wheel-chair accessible so no one has to feel left out. 

For those who love to cook, our open kitchen has space for everyone to help. Feel free to use whatever we have and make our home, yours! The kitchen is stocked with every appliance that you could ever wish for. Attached to our dining room, we can comfortably seat 16 guests so the whole family can eat in one place. However, if you would you prefer to have the kids eat elsewhere, our front deck has seating for four. The dining room is connected to this area so everyone can still see each other.

Another great feature is that our house is so large, but there is plenty of privacy for parents. Our dormitory style bedroom is the perfect room for siblings and cousins or friends. We have six other more private bedrooms for parents who would like some space from the children. Our event room can be set up for arts and crafts or games, just let us know and we would be happy to accommodate you and your family no matter what your needs are.

Why Kids Love It!

Our large property has several spaces for playing soccer, volleyball or just running around. As all of our kids are grown, one of our favorite past-times is playing flashlight tag. There are so many trees to play hide and go seek! In addition, inside the house we have plenty of toys and books for kids of all ages. 

During the summer time, the kids will love splashing in the pool. Feel free to use any of our pool floats or toys or if you are feeling adventurous, have a water gun or water balloon fight! 

There are also plenty of kid-friendly attractions in the surrounding area. Make sure to ask us what’s in the nearby areas.

Although children of all ages are welcome, parents should know that we are not infant proof. Therefore, care should be taken with children of such a young age. However, if there is anything we can do to make your stay more memorable, please do not hesitate to ask us.

Orchard Hill Estate - Built 1859 - Rich In History and Hospitality

Orchard Hill Estate was built in 1859 by craftsmen. The original timbers are hand hewn and appear to have been salvaged from a previous home site. To put into perspective the age and history of our home, below are a few notable events that happened while guests lounged in our home.​

1859 - Orchard Hill Estate is completed
1860 - Abraham Lincoln is elected as the 16th president of the United States
1861 - First Civil War land battle
1862 - USS Monitor and CSS Merrimack battle in Hampton Roads
1863 - The Emancipation Proclamation issued by President Lincoln to free slaves in Confederate states. Gettysburg Address
1864 - Abraham Lincoln is re-elected president
1865 - Abraham Lincoln is assassinated by John Wilkes Booth in Fords Theatre. Civil war ends
1866 - House of Representatives passes 14th Amendment (civil rights)
1867 - President Johnson announces the purchase of Alaska
1868 - Ulysses S. Grant elected president. Louisa May Alcott publishes "Little Women"

Orchard Hill Estate was a 156 acre dairy farm and fruit orchard. Our beautiful 11,000 sq. ft barn was built in 1881. The massive exposed  timbers are pegged together and the barn is as strong as the day it was built. Notice the pictures in our center hall taken 1929 and the original name plates that marked the milking stalls. The old Well house, stone walks and the field stone walls that traverse our property all symbols of the 160 years of rich history.

Things to Know

arrival & Departure
Check in is at 4PM or later. Check out time is 11:00AM. We would be happy to arrange early and late check outs if we can. However, this may be subject to an additional prearranged fee for early check in's and late check outs. Please let us know upon booking if you will require an early check in or late check out. Please keep in mind that we may not be able to offer you early and late check outs during our peak seasons. ​​
cancellation policy
We have a strict cancellation policy. Please contact us for details.
no smoking policy
There is no smoking or vaping inside the property. Smoking is allowed outside on the grounds. Please pick up your cigarette butts and dispose of them in the garbage. 
rates
Lodging rates are for the entire property. Nightly stays rates are published and vary throughout the year. Rates are determined based on the amount of people and time of year. The base rate includes the price for 5 guests. All rates are subject to change without notice. Rates are also subject to local Hotel/Motel and NY State Lodging Tax and any applicable Sales Taxes.  We require that all renters are at least 21 years old. Unfortunately, we cannot have guests under 21 years old without parental supervision.  Lodging requests over 23 people are subject to an event fee.
extra guests
All rates quoted are based on the number of adults and children that will be staying at the house. Any alteration in these numbers will result in a different price quote. There is a guest fee of $75 per person per night.
Minimum night stay
Off season minimum night stay is two nights. However, during events, holidays, and peak periods, we generally have at least a three-night or more requirement. For weddings, there is a three-night minimum stay. Please email us to check our availability for shorter stays.

Parking
Our home has plenty of parking.  Next to our home, is a beautiful 11,000 square-foot barn that offers plenty of space if you should need it. We have plenty of parking for you and your guests. For events, we have additional parking at our barn location, free of charge. ​​
NOISE
Although our neighbors are acres away, we ask that all music and other loud noises be brought inside after 9:000PM.  Amplified sounds that extend beyond the property are strictly prohibited. Please inquire about noise limitations for weddings with DJs.  ​​
use of pool & hot tub
The use of the pool and hot tub is at your own risk. The pool and fountains are open from Memorial Day and scheduled to close on Labor Day. This may change if weather permits, the pool and water features MAY stay open into October. The Hot Tub is available year-round as are the outdoor BBQ's
pet policy
We love pets and we understand how hard it is for you to leave your loved ones behind. We do allow well-trained and behaved pets to come to our home. We do not discriminate against any sizes or breeds (cats are welcome too). The pet fee is $100 per pet.

We ask that you do not let them sleep in your bed or climb onto any furniture. Our property is 5.25 acres which leaves plenty of space for your dogs to play. However, we do not have a fence, so please keep your dog away from the main road.

Pets staying on our property are asked to have have a flea and tick preventative. Although your dogs are allowed to roam on the property, it is your responsibility to clean up after them. Accidents do happen but please treat our home as yours and clean up. Sorry, no dogs are allowed in the pool or hot tub.

Getting Here:

By Train or Bus

​Metro-North Train, Short Line and Greyhound buses. Metro-North train stops in Harriman Train Stop.
​

By Car

There are many ways to come but here are a couple of my favorite ways.

1) FROM NYC:
• Take the GWB to Route 4, to Route 17N. Continue north and bear onto i-287 N. Take first exit 15A Sloatsburg. Turn left onto Rt. 17. Pass through Sloatsburg & Tuxedo until you come to Rt. 17M. It's only 39 miles from the GWB. 


• You can drive from NYC on the Palisades to Route 6 (beautiful drive through Harriman State Park... my favorite no matter what time of year). Go north heading towards Bear Mountain until exit 18 (US-6 West) where you will then enter a roundabout. Take 2nd exit onto US-6 (Long Mountain Parkway). This will take you up and down the mountain through Harriman State Park. Exit 1st exit after the you come down the mountain (Rt. 17 South) toward Suffern (the same exit for Woodbury Commons). Take a left at the light onto 17S.

2) FROM WEST POINT: 

• We are about a 15  minute drive to West Point Military Academy (11.7 miles through beautiful Harriman State Park).
Take NY-293 SW toward Washington Rd. Bear slightly right onto NY-218S/NY-293S. Continue ontoRt.-6W. Take the NY-17S ramp to NY-32/Suffern.

3) FROM NJ
• From So NJ - i-287N to Exit 16 Harriman. 
• From Central and No NJ - Garden State to Rte 17N - Pass through Sloatsburg & Tuxedo until you come to Rte. 17M in Harriman OR GSP to i-287N to Exit 16 Harriman
• From No West NJ - Rte 84E to Rte 17S Middletown to Exit 31 Woodbury

4) FROM PA
• So Eastern PA -  i-287N to Exit 16 Harriman 
​• No Eastern PA - Rte 84E into NJ to Rte 17S Middletown to Exit 31 Woodbury 

5) FROM CT
• 84W, Cross Newburgh Beacon Bridge to 17S Middletown to Exit 31 Woodbury
• Cross GWB to Palisades Pkwy N to Rte 6 Woodbury exit.
